Green Street Capital Group is a privately held company located in Tempe, Arizona. Our principals have closed loans with more than 100 institutions throughout the world. Green Street Capital Group is led by the following individuals:

Paul Sargent, Principal,has worked as a financier in institutional and private commercial real estate lending for the past 30 years. Prior to founding Green Street, he was a principal for a company that was a direct private lender and pension fund advisor, and a senior officer with Bridge Financial Corp. (an AMEX public company), Chase Bank (New York and Arizona), Mellon Bank and Pickrell Mortgage. His areas of expertise include real estate lending, loan portfolio management, development, and the secondary loan market.

Sargent has been involved in the closing of over $1 billion worth of real estate loans in his lending career, counting placements with more than fifty different institutional groups, including life companies, pension funds, commercial banks and private money sources. He received his MBA degree from Arizona State University after obtaining a BA from Utah State University. Sargent, age 55, lives in Tempe, Arizona with his wife of 30 years. He and his wife have six children, ages 28 to 13. He is active in youth and church organizations, and enjoys travel, racquetball, tennis and golf.

Jim Ameduri, Principal and Chief Investment Officer (CIO)), has spent 25 years in the investment banking, capital market and investment management arenas. Before establishing his own investment banking firm in 1992, he had worked in financing and investment management, including time at First Interstate Bank, NA and Morgan Stanley Dean Witter. Since 1992 he has owned and run a series of partnerships and operating businesses, and has structured business transactions and performed investment banking services for client and partner capital in the US and internationally.

Jim's areas of expertise include: investment banking (project finance, structured finance, tax structuring, capital advisory, mergers/acquisitions, and chief restructuring officer/bankruptcy); investment advisory and management (stock, money market, corporate/muni/treasury/agency bonds, notes/ DOT, CDO, commodities, FX and real estate); and real estate lending and development. He previously held Series 7, 6 and 63 licenses, and was a Registered Investment Advisor (RIA) with the US Securities and Exchange Commission when he ran the fee-based investment management firm he founded.

Over the past 25 years Jim has analyzed and invested in hundreds of stocks, convertibles, IPOs, REITs, money market instruments and bonds of various companies - both public and private - across most industry sectors, into the billions of dollars. He has also owned, managed, developed, financed and sold for his and partners' accounts direct real estate investments, including office, retail, telecommunication, medical, alternative energy, land and industrial. Jim has advised on, lent directly on, or placed in excess of $5 billion in financings, acquisitions and divestitures with commercial banks, conduits, investment banks, REITs, life companies, OPIC/DOE/EXIM, endowments/foundations, pension plans, SBA, family offices, DIP lenders, VCs, hedge funds, SBICs, and private money sources. As a prior founder, director and owner of a nationally chartered bank, Jim served on the loan committee and chaired ALCO (Asset, Liability Committee)/Risk Management. He earned a BS from Youngstown State University and an MBA from the University of Pittsburgh. He and his wife of 18 years live in Scottsdale, Arizona, with their three children, where they are both active in their church and their children's school. Jim enjoys coaching youth sports, and finds the capital markets sporting as well - both alpha and beta.

Brandon W. Walters, Chief Financial Officer, has expertise in real estate lending and capital markets financial structuring. As a certified public accountant, he worked on both the audit and tax sides of the business, with a primary focus on the real estate industry, most notably with Deloitte and Touche. He also worked as the CFO of a company that was a direct private lender and pension fund advisor, where he was involved in the structuring and funding of more than $200 million in real estate loans, using traditional funding sources, private money sources and multi-traunch structures. He has also worked with many of the public and private homebuilders located in Arizona.

Walters earned a bachelor's degree in accountancy from Arizona State University. He is a member of the Arizona Society of CPA's and the American Institute of CPA's. He is a fifth generation Arizonan and is married with three children. He enjoys volunteering in youth and church organizations, including Junior Achievement, as well as travel and all types of sports.
